Because I’m a 25 year veteran of taking real estate transactions to the closing table in the Greater Boston and Metro West areas of MA, I feel comfortable in saying the MOST IMPORTANT attribute a real estate agent must possess is the ability to stay flexible and strategic with their thinking.
After all, and more now than ever, it’s a “dog-eat-dog” world out there… Thus, the BEST behaved (and MOST creative) pooch is going to almost always get their pick of the litter.
Yes where having some fun before getting to business and I could go on-and-on about WHAT I BELIEVE MAKES A SUCCESSFUL REAL ESTATE AGENT, but I won’t. These 3 stories speak for themselves.
I caught wind of a rather prolific property that just entered the market in a high-profile area in the suburbs of Boston… I knew this property was going to sell fast — MOST likely for full price.
So rather than do what the “ordinary” Realtor® would do, I wanted to set up a meeting with the property seller so they could meet my buyer personally… (FYI, this seldom occurs. However, in this instance, the seller was a home builder and entirely open to doing this.)
MY DILEMMA: this particular buyer I was representing lived in Washington, D.C. and had a very limited schedule. However, they happened to be in the Boston area… So as I sought for a sensible solution, I set up a meeting time that worked for all 3 sides involved (mine, theirs, and the sellers), and by the end of the meeting we had agreed on the terms of an accepted offer!
Staying “in-box” with my thinking is not my strongest professional attribute. And after watching the video on my website’s home page, I think you’ll agree.
But in story#2’s situation, I had buyers that had gone on vacation who wanted me to take in a few open houses on their behalf while they were gone. After seeing a property that I thought was ‘ideal’ for their criteria; I wanted to get a video shot of me touring the house.
Wouldn’t it would be a nice gesture to get a personalized video from your Real Estate agent while you were on vacation? My ideas was IMMEDIATELY crushed — shockingly to my surprise, the listing agent was having none of me taking a video in the house.
…So as feisty and forever focused me took the video anyway, something REALLY embarrassing happened that I’ll NEVER forget. This is great J — Not even 45 seconds into shooting the video the listing Real Estate agent caught me in the act and “cursed” me out of the house.
As for the buyers I was representing, they closed on a different home about two months later.
The spring and (soon to be) summer market for 2019 has (and will continue to) see bidding-war after bidding-war going on throughout the Greater Boston/Metro West Real Estate markets.
Because of this, I REALLY feel bad for buyers and/or sellers who use Real Estate agents that follow the more “conventional” course of action.
I’d like to share an idea of using a nifty letter template I’ve used with clients in the past that have gotten several deals to the closing table on properties that we’ve deemed “highly trafficked” and un-gettable.
Using a personalized letter can be an EXTREMELY effective technique because it allows the seller(s) of a home to realize who will be buying their home — are they making the RIGHT DECISION is at hand.
Think about it, selling your home to the “RIGHT BUYER” has a larger impact than many of us realize. After all, how many times will you reminisce about where you once lived?
